Sunday Morning Breakfast

For the last few Sundays, we have been heading over to the Bryte VFW Hall (Bryte VFW) for breakfast after our walk along the bypass with our dogs.

We stumbled on this incredible breakfast spot and can’t stop showing up there every Sunday morning at 8 a.m. for the Special or for one of their many great deals on a full breakfast.

The Mess Hall, as it is called, is our kind of place:  casual, pretty quiet, good food, and super friendly people.  And, the price is always right.  For around $5 you can get a full, hot breakfast including a bowl of fruit, coffee, toast, ham (or bacon or sausage), eggs as you like them, and your choice of hash browns or country fried potatoes.  Yesterday, I had sour dough toast topped with scrambled eggs, bacon gravy, and shredded cheese with a serving of country potatoes.  Delicious!

On some Sundays, the Mess Hall is filled with men and women in black leather vests embroidered with “VFW Riders” on the back and their nickname on the front.  These people have to be one of the friendliest, nicest groups to be found anywhere.  They all know each other and greet each other with hugs and kisses–very continental!

You don’t have to live in West Sacramento, Broderick, or Bryte to have breakfast at the VFW on Lisbon Avenue in Bryte–you’ll be welcome even if you are from Live Oak (as was the couple who sat with us last week).  But, if you’d like to look at some homes for sale in West Sacramento, Broderick, Bryte or Live Oak (just to name a few places), give me a call and I’ll take you around!

When you NEED to remodel your kitchen

So, you’ve been watching HGTV, and now you want to tackle a remodeling project on your home.

What will it involve, how much will it cost, and how much can you get back if you decide to sell?

Let’s say you decide to take on the granddaddy remodeling project of them all–a major kitchen remodel.  You just know that once you remodel your outdated kitchen the whole family will smile around the kitchen table every night, your friends will hang out while you cook, your meals will get rave reviews, and your back will never get tired.

First, what could a major kitchen remodel involve?

According to the Remodeling 2011-2012 Cost vs. Value Report (, a major kitchen remodel of your out-of-date 200-square-foot kitchen could involve adding 30 linear feet of semi-custom wood cabinets and a 3-by-5-foot island (gotta have an island!).  In our scenario, you decide to add laminate kitchen countertops (granite is so last year).  You want a double-bowl stainless-steel sink with a single-lever faucet, an energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposal, and custom lighting.  You plan to put in new resilient flooring and paint the walls, trim, and ceiling.  That’s not asking for too much.

Second, how much will this kitchen remodel cost?

You’re not asking for a custom-home, magazine-picture kitchen here.  Just a remodel of the whole kitchen, bringing everything up to date.  In Sacramento, this project could cost your about $65,962 according to the Report.  That is, if you do not select a cabinet guy who makes you believe that wooden boxes hanging on the wall represent whether or not you have made it in life to your friends and family.  Cabinets can be, by far, way too expensive for the use they serve if you are not careful.  Now, say you want to go high end because it is important to you (you have your own reasons).  You decide to do an upscale remodel, not a midrange.  According to the Report, an upscale version of a major kitchen remodel in Sacramento can cost you around $122,508!  (Are you sure you want an upscale kitchen?  I can find you a whole house for that amount of money!)

A major remodel of your kitchen can make you happy while you are living in a home.  But, let’s say you decide to sell your home.  Was the remodel worth it in terms of how much money the remodel will return to you when you sell?  The Report indicates the resale value of these remodels and also gives the percent return you can expect on your investment.  For the first, mid-range remodel of $65,962 the Report shows that you can expect to get a resale value of $41,588 or a 63% recoup of your costs.  For the upscale remodel of your kitchen that cost you $122,508, you can expect a resale value of $67,094, or a 54.8% recoup of costs.

Seeing this information ahead of remodeling time may help you decide what you need from a kitchen.  Love?  Admiration?  Or plain old efficiency?  Only you can decide.

What Is Township Nine?

Township Nine sounds like something out of the TV series Eureka.  Scary, futuristic, science fiction invading small-town California.

No way.  Township Nine is the name of a cool development right here in River City that actually takes advantage of the fact that Sacramento is built on the confluence of two beautiful rivers, the Sacramento and the American.

Why cool?

Cool because Township Nine will be environmentally friendly and is being built as a Gold status U.S. Green Building Council’s LEED™ for Neighborhood Development program.  It will integrate smart growth, new urbanism and green building into the project.

Cool because Township Nine will become a hub for Regional Transit’s Light Rail system connecting to downtown and eventually to the Sacramento International Airport.

Cool because Township Nine will have direct access to the American River Parkway and Two Rivers Bicycle Trail.

Cool because Township Nine will  include a variety of housing units including apartments, lofts, and condos as well as office space and urban retail.

Cool because, as a Realtor® I finally have a use for my book learning about the Federal Township and Range System of land measurements.  Township Nine really IS Township Nine!
